Paying from Canada or Europe?

Many Mexican properties are advertised in US dollars, which can create an extra layer of currency exposure for Canadian and European buyers. We work in Canadian dollars and euros too, and help you secure the exchange rate that matters for your purchase.

When should I contact you?
As early as possible, ideally before you sign. The sooner your account is open, the more options you have.
Will the notario accept funds sent this way?
Yes. Your money is sent from an account in your own name with a licensed currency partner, which gives the notario a clear record of where the funds came from. We coordinate with your notario on any documentation they need.
What do I need to open an account?
A government-issued ID, proof of address, and your purchase contract if you have one. You don't need a contract to open your account.
How much do I need up front to lock a rate?
Typically a deposit of 4 to 8% of the amount, depending on how far away your payment is. The rest stays with you until each payment is due. If the exchange rate moves significantly against your locked rate, the currency partner may ask for an additional deposit. We monitor this with you and let you know right away.
What if my closing is delayed?
It happens often in Mexico. A locked rate can be extended to the new date, or drawn early if closing comes sooner. A change in timing can adjust your rate slightly, and we'll walk you through it before anything changes.
What if my purchase falls through?
Your locked rate (forward contract) can generally be closed out. Depending on market conditions, that may result in a cost or a payment back to you. We'll explain your options and help you through the process.
